How We Work

At Superior Homes of NC, we provide the essential, stormproof, insulated structural shell for your home, allowing you to phase build at your own pace. Our process is designed for flexibility, ensuring that you can act as your own General Contractor (GC) while we handle key structural components. Here’s how it works:

1. Consult with Superior Homes

From the start, we work with you to guide your decisions and help coordinate the construction process. Whether you're new to home building or experienced, we provide the expertise to ensure your project stays on track. If you choose to have your own general contractor finish the house, we will collaborate with them throughout the process. We may even be able to suggest a general contractor you could choose.

2. Act as Your Own General Contractor

In North Carolina, homeowners can act as their own GC if they own the property, plan to live in the house, pay the necessary application fee, and submit a signed affidavit to the local building inspector. Superior Homes will walk you through this process step-by-step to make sure you're fully prepared.

3. Property Grading

Before construction begins, you'll need to grade the site. We can provide you with a list of trusted vendors who specialize in grading to ensure your site is properly prepared.

4. Foundation and Wall Construction

We construct both the foundation and walls using Superior Walls precast concrete systems on your graded site. Superior Walls precast concrete foundations are known for their strength and durability, making them the best choice for residential builders.

5. Roof System

We install the engineered timber frame roof system, complete with Structural Insulated Panels (SIPs). This phase also includes an option for rooftop decking, which must be determined prior to roof installation. Rooftop decks offer an affordable way to create outdoor living space, as you only pay for half a roof and half a deck. We ensure the roof is covered with underlayment to keep the structure dry until your finished roof or deck is installed.

6. SIP Panel Roof Covering

Our SIP roof panels, rated at R-30, provide excellent insulation. These panels consist of oriented strand board on top, EPS insulation in the middle, and smooth plywood on the bottom. This creates your finished ceiling, which you can choose to paint, stain, or seal.

7. Windows and Door Installation

Superior Homes will handle the installation of all windows and exterior doors, ensuring they are properly fitted into the shell of your home.

8. Interior Wall Stud Framing

We provide materials and complete the framing of interior walls according to your home’s floor plan.

9. Porch Construction

If your floor plan includes porches, we provide the materials and construct them as specified in your design.

​

10. Select Your Contractors

Once Superior Homes has completed the structural shell, you’ll need to select contractors for interior finishing work. Superior Homes does not include this in our building kit, but we can offer guidance and recommend general contractors for services such as drywall, painting, flooring, cabinets, countertops, light fixtures, and appliance installation. You have the flexibility to choose contractors who fit your budget and style for this phase.​

* What is NOT included?

The following items are the responsibility of the homeowner:

  • Site grading

  • Concrete interior slab

  • Utilities (plumbing, electrical, HVAC, well installation, etc.)

  • Finished metal roof materials and installation

  • Interior Finishes: drywall, painting, finished flooring, cabinets, countertops, light fixtures, and appliances
